Phase II: Design

Assist client with the negotiation and preparation of Consultant Agreements, in coordination with client's attorneys.

Clearly Communicate Project Parameters to consultant team: performance standards and client expectations, design criteria, budget parameters, project schedule.

During Programming, Schematic Design and Design Development, serve as client's representative by working jointly with client and architect to:

Assess and detail current and future Space Requirements

Review and submit written Program to client for approval

Coordinate and monitor regular Design Meetings

Monitor Schedule & Budget

Manage "Value Engineering" studies, including:

Identify alternatives, prior to finalizing design

Coordinate cost input from contractor

Prepare cost analysis

Compare design against schedule and budget

Review Final Drawings, upon completion of architect's schematic-design and design-development phase; submit to Client for approval

Review Consultant Invoices, and recommend payment

Facilitate the process of obtaining Regulatory Approvals, including:

Review regulations of applicable regulatory agencies

Coordinate the development, submission, review and approval of Consolidated Site Plan

Coordinate presentations for project approvals to:

All required boards and commissions

Design consultants

All required governmental agencies (including site plan and building permits)

Governmental utilities (including extensions and connections commitments)

Facilitate the process of obtaining required Site Development and Building Permits, including:

Coordinate posting of client fiscal with the City

Securing Site Development Permit

Submit final construction documents to applicable governmental agencies

Review and respond to Building Permit comments
