Phase IV: Construction

Coordinate, prepare agenda, and chair Pre-Construction Meeting with general contractor and consultants, to review project requirements.

Coordinate and manage regularly scheduled Job-Site Meetings, to include:

Agenda and meeting notes

Budget and schedule review

Shop drawing submittals and approvals

Action items/Request for information

Construction document clarifications

Proposed changes in the scope of work

Change Order review and approval

Review Site Conditions, and respond to issues requiring Immediate Action in order to keep construction on schedule and budget.

Review Quality of Work, and notify consultants and general contractor of any required Corrective Actions.

Implement and coordinate Materials Testing program, including:

Prepare Scope of Services, qualify Testing Labs, and solicit Proposals

Review proposals and Recommend testing lab

Assist in Contract Negotiation and preparation, with testing lab

Review general contractor Invoices; verify percent complete and on-site stored materials; make recommendation for Payments.

Provide monthly Project Cost Reports.
