Phase V: Project Close-Out & Move-In

Monitor Project Completion, including:

Assist in the preparation of a final Punchlist

Establish and monitor Schedule for punchlist completion

Coordinate and monitor required Regulatory Inspections, in order to secure a final Certificate of Occupancy

Monitor preparation and accuracy of general contractor's Close-Out Documents, including:

Warranties

Final lien releases

Resolution of construction claims

Operations and maintenance manuals

As-built drawings

Assist client in Planning the Move into the completed facility, clearly identifying requirements and priorities, to Reduce Downtime.

Coordinate Selection of a Moving Company, including:

Establish selection criteria

Prepare RFP, identifying comprehensive scope of services

Evaluate submitted proposals, including scope of services and cost

Conduct interviews and verify references

Notify selected and rejected moving companies

Assist in the preparation of contractual agreement, with client's attorney

Coordinate Selection of sub-contractors as needed (e.g., move-in consultants for change-of-address, paper systems, grand-opening activities, etc.)

Coordinate Move Meetings.

Supervise and monitor actual Move.
